Property Description

At a time when many city dwellers are seeking an alternative lifestyle in the country, along comes this splendid opportunity to be the next owner of "Rondale" a fine 67+ acre country estate situated prominently on one of the finest roads in all Ulster County. This antique colonial stone home, with 18th century and later additions, is stately, elegant, graceful, with unusually ample light for a home its age. The main house is an entertainer's or work at home occupant's dream. It features; a grand living room with high, beamed ceilings and large wood-burning, Rumford fireplace, formal beamed dining room, also with fireplace (plus beehive oven and woodstove insert) and an inviting office/library/family room, with impressive woodwork, and a massive stone fireplace. The eat-in country kitchen, backed by the circular drive around the house, has cherry cabinets and is bright, with views of the pool and barn. Let its space be an opportunity to envision and create your personal style in this wonderful historic home. There is a lovely stone patio on the south side of the house, overlooking beautiful acreage, known throughout Marbletown as one of its most picturesque locations in all the township. There is also, tucked privately off the rear of the house, a roomy screened porch, overlooking the natural concrete and stone pool, which is stream fed and filtered. On the second floor of the house are 4comfortable bedrooms and a full bath, plus, an adjacent Primary Suite, two steps up from the others, in a more recent addition above the kitchen and dining room. This primary suite features a sitting area, walk in closet, very spacious bathroom, and its own central air conditioning from the attic above. Rondale also offers a two bedroom guest house and a stone 3 bay garage. Plus, set well away from the houses, on a separate driveway, is the beautifully appointed, and recently added onto, horse barn, with 4 stalls, hot and cold water, a feed room, washing room, an additional wing, recently added to its rear, plus a second story for hay or storage. Occupants of this property for many years have been equestrian focused and the barn shows all the attention it's gotten. The acreage is comprised of three parcels on both sides of Buck Road covered by a permanent conservation easement, administered by The Rondout Esopus Land Conservancy. This property was chosen for its very broad appeal as a stunning pastoral asset for all the community. Privacy at Rondale is secure and the views are truly stunning... even expanding to Mohonk Mountain House to the South. The historic integrity of this property is evident all around and will certainly be well appreciated by discerning buyers looking for a very special place in a choice, very convenient location. Additional notes on the house's history are available in Associated Docs, along with a floor plan of the first floor of the main house and a plot plan, and a recent survey map of the land. Oral tradition of the house points to the present dining room as the earliest structure. It has the beehive oven and what was the cooking fireplace. From the exterior one can see the different roof lines over the years. The current Cedar shingle room is virtually new. The front part of the house (living room and family room/office, and the four bedrooms above them) has an 1810cornerstone. Evidently, this was, none-the-less, the structure that was reputedly measured for tax assessment in 1797. So, who know what the significance of the cornerstone is exactly. It is the only noted physical evidence of a date on the structure. What is now the kitchen was originally a covered porch off the present dining room. Where the stove opening in the cabinets is today was formerly a fireplace for Summer cooking. The area was enclosed around 1917 when the Woodwards bought the home. That chimney was removed in 1985 and some of its bricks were recycled and used to raise the chimney top of the dining room's fireplace. What we refer to as the family room/office was designated as the "owner's room" in an old blueprint. Evidence of a former "birthing" room can be seen in the ceiling where a wall was obviously once removed. It was accessed by the door under the stairwell. (which may also have accessed steps to the basement in a previous layout) The stone garage was built c.1965 along with the cottage which had previously been a car shed. These are excerpts from a previous owner. Complete recollections by Janice Leas in 2010 are in Associa
